Project Process Guide

Feasibility studies are of crucial importance when establishing how practical design schemes may be when implemented. This applies especially to larger scheme applications. Most schemes will require some form of Local Authority application/discussion and we have extensive experience in dealing with these matters.

Consultation

We would arrange a meeting to discuss your requirements to allow us to determine the most suitable design approach and advise you on how to proceed. We will also inform you of all the necessary local authority applications and approvals that might be necessary. We will then write to confirm our costs for providing the drawings and other services relating to your project.

Print Design

Feasibility & Concept Sketch Design

* Discuss client's requirements and establish requirements for conversion or extension.
* Measured and photographic survey of the existing building (takes approx. 2-4 hours though this can be longer for complex buildings)
* Draw-up existing plans, elevations and section if required

* Using clients outline design brief prepare sketch layouts/concepts for consultation and client approval.
* Section drawings illustrating headroom that will be achieved (If required e.g Loft Conversion)

Print Design

Planning Application Preparation and Submission

* Complete approved drawings and add additional notes/photographs and information required for planning application.


* Setup roof plan/block plan for application.

* Purchase Digital data for location plan @ 1:1250 or 1:2500 scale.

* Complete all forms and submit final application.

* Check progress of application and deal with correspondence and queries from the planners as necessary.

* Brief client and amend drawings as necessary.

(Note: this allows for minor alterations only, complete redesigns will be extra.) Some applications will require additional documents including tree surveys and daylight studies. When this is applicable to your project we will advise you)

Logo Design

Building Regulations Preparation and Submission

* Preparation of all plans, sections and elevations, as necessary, at 1:50 scale

* Setting-out dimensions as appropriate

* Building Regulations notes and outline specification to comply with current Approved Documents and British Standards

* Sections with design construction details

* Steel/timber structure layout (produced in conjunction with Structural Engineer)

* Floor joist and roof joist layouts

* Means of escape and fire precautions design and specification

* Design/specification of insulation (sound and thermal), plumbing and ventilation

* Submission of application to building control

* Liaise with Approved Inspector/Local Authority and deal with queries as needed

* Brief client and amend drawings as necessary.

Once Approval or Conditional Approval is given by building control your project can then move into the construction phase.
